It’s super tough to find out when you aren’t a Citizen you miss out on the Government Grants.
First Home Owners Grant for construction can still be on offer $15,000 for house/land construction or you can look at stamp duty concessions for existing homes.
If you find you are a part of a couple who are Australian/Permanent Resident (Kiwi etc) and have minimum deposit, we may have options available for you.
Minimum deposits are 5% and there may be some stamp duty applicable depending on the cost of the land or construction. Or you may choose to buy an existing house instead with no stamp duty applicable if you are both First Home Owners (limits differ from state to state regarding the threshold).
Gifted funds can be the source of your deposit, or a mixture of gifted funds/savings. Proceeds from the sale of a car or refund from a big overseas holiday can be used as a deposit as well. We have had crytocurrency being the source of funds as well, and or proceeds from a property settlement, or early inheritance. Some people even use Personal Loans as a deposit – we have limited lenders who will accept this source of deposit.
Some other options might be having a Guarantor Loan using your Guarantors house as security rather than saving a deposit for your home loan. Or your Guarantor may have a vacant block of land we can use as security – it’ s been done before.
